RAL’s professional experience in architecture, an alpine environment, and engineering facilitated an easy flow of documentation and information between the project’s design team and construction staff, while our experience in hotel procurements and installations aided communications between ownership and the operators.

270 Broadway
At 450,000 square feet and 87 residential units, Tower 270 was one of the largest combined-use real estate renovation projects ever undertaken in Manhattan. RAL purchased, converted, and restored the Arthur Levitt State Office Building at Broadway and Chambers Street in lower Manhattan into a combination of residential and office spaces.

The RAL team established new and successful strategies to deal with all aspects of the project including revising the unit sales approach, refocusing hotel/resort management and operations on bottom line effects, implementing owner outreach programs and restructuring the condo-hotel’s rental program. The result was dramatically increased sales velocity and reduced vacancy rates for the rental program.

The town of Telluride Mountain Village, CO approached RAL to develop an infill site into a hotel in order to foster the economic growth of the town. RAL teamed with a legendary hotelier, Horst Schultze, known for building the successful Ritz Carlton Hotel chain, to create a premier Rocky Mountain ski destination.

Mandarin Oriental Grand Cayman
RAL was brought in as the Owner’s Representative of The Mandarin Oriental Grand Cayman, a new ultra-luxury hospitality development consisting of a 100 key Hotel, 89 branded residences, and fully amenitized resort with a Spa and Event Pavilion. Affixed on the southern shore of the island, the resort will boast 700 feet of white sand beach where guests and residences will enjoy both sunrise and sunset views during their truly private retreat.

Loft 25
RAL anticipated the northern expansion of Chelsea above 23rd Street and the result was Loft 25, a unique transformation of a 1918 industrial loft building into one of Manhattan’s most elegant loft residences. The 120,000 square foot project consists of a classic nine-story former ink-press warehouse, along with a newly constructed seven-story addition designed with an all-glass façade.

RAL was called upon by the primary lender of this 18-story boutique hotel in the heart of New York's Soho district to oversee the completion and opening of the hotel. The 110 room, 57,000 square foot project was an ambitious, complex job, requiring cutting-edge construction technologies and skill.

RAL oversaw a complete modern refresh to the property. A phased approach was implemented with the renovation of 94 guestrooms, an upgraded Spa and Fitness Center, the introduction of Bar Margot, and the construction of a new Penthouse Ballroom and event center at the 50th floor. Through maintaining expert communication across all project stakeholders, RAL was able to achieve project completion on time and within budget.

The boutique hotel is located in the Mountain Village of Telluride, Colorado and is a 55,000 square foot mixed use property consisting of 32 luxury hotel residences and plaza level retail space. RAL recognized the future gentrification of Port Chester before it began. Located on the Greenwich River, in the suburbs of New York City, the town of Port Chester has experienced a renaissance and RAL’s Brookchester court project was at the epicenter of the revitalization. The Brookchester Court development included 39 residential units in 55,000 square feet.

Prospérité Barge
The Prospérité is a 128’ long barge traversing the scenic canals of the French countryside and catering to the highest level of clientele. Originally a shipping barge, RAL was part of the team tasked with converting it into a luxury vacation cruise vessel that provided staterooms for 8 passengers, a chef’s kitchen with demonstration areas, a luxurious salon and other amenities typical of a 5 star hotel.

RAL was enlisted to breathe new life into an aging suburban recreation complex that had been the victim of several insensitive past renovations. Our design team celebrated the mid-century soul of this elaborate complex while updating the facilities to serve the community well into the future.
